Long-Term Lease Management
As property managers, we ensure your investment is protected and profit maximized by taking care of the day-to-day responsibilities that come with being a landlord. We act as the first line of communication to the tenant, and we’ll only contact you when necessary. Our clients who lease their properties for 12+ months enjoy the simplicity of having us manage the details and trust their investment is secure.

Preparation & Listing
We list your property and get it ready for viewings by coordinating cleaning and providing market pricing advice. Advertising and professional photography are included in our fees.
We offer market pricing advice and issue rental increases when appropriate.
Viewings & Tenant Screening
We arrange property viewings, manage tenant applications, screen tenants, and conduct credit and reference checks. We also create lease agreements tailored to your specific terms and preferences.
Tenant Management
Managing the tenant relationship is a key part of our role.
Throughout the tenants’ stay, we inspect the property for preventative repairs and any tenant damage. We handle and perform the repairs as well, thanks to our trusted maintenance team. Our clients enjoy a very competitive hourly rate of $40 per hour for repairs plus cost of materials.
If requested, our team can assist with delivery of appliances to the property, coordinate lawn care, and arrange snow removal.
We collect payments from tenants, including monthly rent payments and the damage deposit.
Our team also coordinates move-in and move-out, inspects the property after move-out, and addresses any concerns, including damage (if applicable).

Although rare, we also manage evictions and have experience serving legal notices to tenants in accordance with the Newfoundland and Labrador Residential Tenancies Act.
Fees & Pricing
We strive to provide value to our clients. You'll find that our management fees and pricing are transparent and competitive with industry standards, allowing for you to enjoy your investment stress-free.
Management Fee
10% Monthly Rent
Leasing Fee
Option A: Initial Leasing Fee (with monthly property management): 50% of the first month’s rent for 12-month leases
Option B: One-Time Tenant Placement Fee (without monthly property management): 75% of the first month’s rent
A few things to keep in mind:
- If the tenant renews there is no leasing fee for the next term.
- For our ongoing monthly property management clients: If the tenant moves out early the leasing fee is paid back to you at a prorated amount.
