Airbnb Property Management

What services are included in your Airbnb property management package?

Our AirBNB management services are hassle-free for property owners. We take care of almost everything. Our AirBNB management services include listing creation, professional photography, guest screening, handling inquiries, managing bookings, and providing 24/7 guest support. We leverage our existing Superhost status to boost your listing’s visibility and credibility (as the property will be listed under our account.). By providing excellent guest experiences, prompt communication, and consistently high ratings, we help maintain the Superhost status, which can lead to higher bookings and increased revenue.

We use Hostfully, a property management system that syncs bookings across AirBNB, Vrbo, Booking.com, direct booking, and other platforms. This ensures that your availability calendar is always up to date, preventing double bookings and maximizing exposure.

We charge a one-time listing fee of $500 and an annual administration fee of $500. Our ongoing management fee is 20% of the nightly rate, which covers all aspects of guest management, cleaning coordination, and maintenance services. (Please note that guests are responsible for cleaning fees, which covers the cost of cleaning services.)

Yes, our team provides 24/7 guest support to handle any questions, issues, or emergencies. We act as the primary point of contact for guests, ensuring their needs are met promptly and maintaining a high level of guest satisfaction.

Our cancellation policy varies for each property and is at the discretion of the property owner. However, many property owners choose the standard AirBNB cancellation policy:

  • To receive a full refund, guests must cancel at least 30 days before check-in
  • If they cancel between 7 and 30 days before check-in, you’ll be paid 50% for all nights
  • If they cancel less than 7 days before check-in, you’ll be paid 100% for all nights
  • Guests can also receive a full refund if they cancel within 48 hours of booking, if the cancellation occurs at least 14 days before check-in

Please note that our cancellation policies are firm. We encourage all guests to secure travel insurance for the duration of their stay in case any unforeseen circumstances arise. If a guest is unable to make their booking, we offer the option to rebook for a later date.

Long-Term Property Management

What does your long-term property management service include?

Our long-term management services include rent collection, property inspections, maintenance coordination, and marketing pricing advisory services. We advertise your property, conduct viewings, and screen applicants through a thorough process that includes credit checks, reference verification, and background checks. Our goal is to select reliable tenants who will take good care of your property.

We charge a monthly management fee of 10% of the rent. Additionally, there is an initial leasing fee of 50% of the first month’s rent for new leases. (We do not charge the 10% monthly management fee in the month we charge the 50% leasing fee.) If you opt for one-time tenant placement without ongoing management, the fee is 75% of the first month’s rent.

Tenants can submit maintenance requests via email. We have a skilled, trusted team and we work with local experts to address issues promptly, ensuring your property remains in excellent condition while keeping you informed of any necessary repairs.

If a tenant decides to renew their lease, we handle the renewal process at no additional cost. We review the lease terms with the tenant, update the agreement if needed, and ensure a smooth transition into the new lease period.

What is included in a corporate accommodation?

Our corporate accommodations come fully furnished with all essential appliances, housewares, and linens. You can also opt for additional services such as professional cleaning during your stay.

Renting an AirBNB Property

What should I do if I need to check in early or check out late?

Early check-in or late check-out requests may be accommodated, depending on availability. Please contact us ahead of time to make arrangements, and we will do our best to accommodate your needs.
